请问墨尔本 point cook 3030 这个地方怎么样?想在这里买房投资

大家好，本人是居住在新加坡的中国人，不过现以加入新加坡国籍，想向大家请教墨尔本 point cook 3030这个地方怎么样? 看了下google地图，应该离墨尔本市区比较远。想去那边买房投资，不知道有没有潜力？租金回报率怎么样？澳大利亚政府（或维多利亚地方政府）对这个地方（ point cook 3030）有没有什么规划？
中介给的资料介绍都是挺不错的，想问问澳洲的朋友是怎么看这个地方的。

我买房投资的话，主要看中租金回报率，房间好不好租，空置率高不高，人口密度大不大？将来房子好不好转手？还有这个地方有没有什么自然灾害，靠近什么工厂没有？交通状况怎么样？人口结构怎么样（白人，华人，其他种族的人口比例大概多少？），问题很多，真心请教，谢谢！

我只是打听一下，如果有投资价值的话，我会过来看的，新加坡过来还算方便，主要是现在澳元贬得很厉害，用外币投资的话
