There is a much smaller market for people who would like to buy these small properties (typically studios). Hence, greater risk for the banks in case you default.
Therefore, they will have more stringent conditions on such loans and typically won't lend more than 50%.
You certainly don't want to see Aussie banks get into financial trouble like their US counterparts,
