其实很多人有这个疑问，房地产中介到底干了些是什么?
有很简单的回答，卖房子的。
第2 个疑问，卖房子的这么简单的事，房地产中介凭什么拿那么多的佣金？
我现在可以回答，要成功的把房子卖掉，我作为一名中介，要具体干些什么。

当我拿到授权书之后，第一根据客户的要求，做个广告的预算。
广告的预算由几千到几万不等。
不过广告是非做不可的。

预算得到卖家同意之后，
开始联系摄影师拍照，做Floor Plan。

同时，印 DL，传单，至少100 份，在邻居之间发送。
打无数的电话，通知邻居，有意的买家， Buyer‘s agent.

在整个office 发布消息，组织所有的同事进行参观。
因为每个 agent 手里都有不少买家。

写广告词，等照片拍好，进行排版，如果卖家同意，可以在各大媒体刊登。
有网上的，各种报纸和杂志。
印广告牌，广告牌也是有不同的选择。
印brochure， brochure也是有不同的选择。

别的不说，写广告词就是个技术活。

做Title Search. 是法律程序。

house 还比较简单， townhouse 和 apartment 就有更多的东西。
searches 包括 Strata， by-laws 和unit Plan。
还要查 council rate and water rate.

买2 手apartment 和townhouse 的朋友，一定要看卖家签名的disclosure statement, 很重要。

searches ( disclosure statement , by-laws & unit plans) ordered & received
Sign board organised
Advertisement script written and photos chosen for the ad.
Advertisement on live on both REA & Domain on 01/07/2015
notices sent the tenant
letter box dropping organised ( DL for just listed distributed)
Brochure produced
CMA + property guide prepared
buyer’s agents informed
floor plan organised and printed on the back of the brochures
phone calls + letter to the neighbours / owners
Group inspection arranged
Check home preparation ( co-ordination with rental manager, make sure tenant is vacated on time, the property is ready for inspection)
Contracts prepared
property file completed
reply enquiries.

上面的只是小结，整份的report 要具体很多。
report 里还没提到换灯泡和打扫院子呢。

这不算什么。
整份报告连图片，一共6 页纸。每个星期都要写。
